Tyler Perry Is Selling $93 Million in Mansions and Moving to Puerto Rico

The deed tells the real story of the island buy — $25 million for a Dorado Beach house that sold for $40 million four years ago — while Beverly Hills and Jackson Hole wait for buyers. What pulling back looks like at his altitude.

Tyler Perry announced it the way he announces everything now — on his own terms, on morning television, in September. “Yep, moving to Puerto Rico at the top of the year, and I’m pulling back a whole lot,” he told TODAY with Jenna & Sheinelle. Men at his altitude rarely pull back quietly. They pull back in real estate. And in the weeks since that interview, the paper trail has filled in what slowing down looks like for Tyler Perry: a deed recorded on an island, a chateau in Beverly Hills carrying a $57 million asking price, and a log mansion under the Tetons that just got $3.5 million cheaper.

Start with the island, because the island is where the paperwork got interesting. When TMZ broke the purchase on October 17 and PEOPLE confirmed it a day later, the number that traveled was $30 million for a gated mansion in Dorado. The deed says less. Puerto Rico’s El Nuevo Día went to the Registro de la Propiedad — the island’s public property registry — and reported on October 20 that an entity linked to Perry, ETPC Dorado, LLC, closed on the house on October 14 for $25 million. The resolution authorizing the purchase was signed by Brannon Anthony, who runs the legal division at Tyler Perry Studios. The newspaper’s own word for the deal was una ganga — a bargain — and at the top of the Dorado market, it is hard to argue. The same house sold in March 2022 for $40 million, an island record at the time, and it came back to market in February 2025 asking $59 million. Perry got it for $25 million: a little more than half of what the last buyer paid, and less than half the first asking price.

The house itself, in Dorado Beach Estates — the community the deed reporting confirms, inside the Ritz-Carlton Reserve’s orbit on Puerto Rico’s north coast — is a 2021 build of 14,475 square feet on about an acre and a half: five bedrooms, ten bathrooms, a private theater, a gym and an open chef’s kitchen, behind gates. The listing for the house fills in the texture: an 85-by-30-foot saltwater pool finished in Indonesian Sukabumi stone, a 30,000-gallon koi pond, an attached casita, travertine underfoot, and a roof carrying 238 solar panels backed by nine Tesla batteries. It sat on the market for 585 days before Perry’s entity took it. It is a serious house without being a silly one, which fits the stated purpose. Perry, 57, shares the life he is building there with his son Aman, 11, and he has been plain about the math of getting older: “It’s time to slow down a bit, enjoy more time with my son, and just take it all in.”

One piece of precision matters here, because the internet keeps getting it wrong. Puerto Rico is a United States territory. Perry is not leaving the country, whatever the headlines say — he is leaving the mainland, moving at the top of the year to an island where he also plans, per TMZ’s sources, to open a production office and shoot. The Atlanta studios, TMZ reported and El Nuevo Día repeated, stay open. Slowing down, in Perry’s vocabulary, has never meant stopping.

The chateau he is leaving

The biggest thing he is selling sits behind 24-hour guard gates in Beverly Ridge. The estate is called Chateau Reve — the dream house — and Perry built the dream himself: he bought the land in 2004 for $4.3 million and completed the Mediterranean residence in 2012. The listing, held by Santiago Arana and Griffin Riddle of The Agency since September 29, asks $57 million for 24,592 square feet across 22.5 gated acres — nine bedrooms, fifteen bathrooms, arranged around a symmetrical butterfly floor plan that opens from a soaring foyer and a curved staircase. There is a library, a chef’s kitchen with a butler’s pantry, a music hall, a wine cellar, a gym with a steam shower, and a primary suite with its own massage and salon rooms. Upstairs, a 24-seat home theater. The association dues alone run $3,100 a month.

Chateau Reve also carries the most famous houseguest chapter in recent Beverly Hills history. In 2020, when Prince Harry and Meghan Markle stepped back from royal duties and needed somewhere to land, Perry gave them this house — and his security team with it. “We needed a house, and he offered security as well,” Meghan later told Oprah Winfrey. “So it gave us breathing room to try to figure out what we are going to do.” The friendship held: Perry is godfather to their daughter, Lilibet. Arana, the listing agent, gave the Wall Street Journal the reason for the sale in one line — Perry is “spending less and less time” in California. As of this week, the chateau is still waiting for its next owner.

The mountain he marked down

The Wyoming retreat tells the other half of the story — the half where even Tyler Perry’s houses have to find their buyer. His estate in the gated Bar BC Ranch outside Jackson spreads across 37.62 acres with Teton views and access to the Snake and Gros Ventre rivers. The main house is a custom log residence finished in 2019 — 10,988 square feet, seven bedrooms, wood-burning fireplaces, an in-home theater, a gym, and a bar fitted with saddle barstools modeled on the ones at Jackson’s famous Cowboy Bar. A two-bedroom guesthouse over a four-car garage brings the property to nine bedrooms and about 12,050 square feet in all. Outside: a pool, a hot tub, a gas fire pit and a gazebo, in country where Perry once told Ellen DeGeneres he had found both a moose and a grizzly bear in his backyard.

He listed it in June at $39.5 million with Tom Evans and Ashley Diprisco of Jackson Hole Sotheby’s International Realty and Phil Stevenson of The Clear Creek Group. It did not move. So on October 21, Realtor.com reported, the price came down $3.5 million — about nine percent — to $36 million, where it sits today. Add the two listings together and Perry currently has $93 million of American real estate on the market. Before the Wyoming cut, it was $96.5 million. The direction of travel is the point: the prices are being set to sell, not to admire.

What is not for sale

Notice what has no price tag on it. In Atlanta, Perry holds a 1,200-acre estate he bought in 2018, with a 35,000-square-foot mansion, a resort-style pool and a working farm — a few miles from Tyler Perry Studios, the 330-acre lot he carved out of a former Army base, complete with its own White House replica, airport terminal and golf course. None of that is listed. The empire’s ground stays exactly where it is. And island life is not new to him either: in 2009 he gave himself a birthday present of White Bay Cay in the Bahamas, some 25 acres with a neighboring island besides, where he built a Balinese-style villa and bungalows — and took flying lessons so he could pilot his own plane out to it.

So read the shuffle for what it is. A man who built his fortune by owning the ground he works on is rearranging the ground he lives on: two grand houses priced to leave, one island house bought at a discount with a production office in its future, the studio city untouched, and a son who gets more of his father’s time at the top of the year. The deed, it turns out, had a better story than the headlines did.
